Investors can purchase Mauritius property simply as a holiday house or investment. If they want to purchase Mauritius property with a view to gaining residency, there are two options:
The Integrated Resort Scheme (IRS) offers foreign property purchasers access to luxury residential property of international standard with high class facilities and amenities such as golf courses, marinas, health and beauty centres, individual swimming pools, nautical and sports facilities and high quality restaurants. Minimum sale values in these developments are US$500,000.
The Real Estate Scheme (RES) is for small landowners and allows the development of any mix of residences or land for sale, mainly to non-citizens on freehold land of at least 1 arpent but not exceeding 10 hectares (23.69 arpents). There is no restriction on the minimum price for the acquisition of a residential Mauritius property under RES but acquisition of property worth at least US$ 500,000 entitles the purchaser to a residence permit.
Once the fixed duty requirement – of US$70,000 for the purchase of a IRS property and US$25,100 for a RES Mauritius property – is made by the purchaser, application for the Residence Permit can be made.
