The development will be constructed in several phases. Phase One, which consists of 16 Hillside Apartments, was completed in December 2008 and Phase Two, which consists of 14 Hillside and 16 beachfront apartments was completed in December 2009. Phase 3 started in February 2011 and together with phase 4 will close out the development, expected late 2014 early 2015.
The facilities will include a Beachfront Restaurant and Beach Club, together with Swimming Pools, Gym and Tennis Courts.
Amenities
The amenities at this St Kitts real estate resort rival those found at a world-class hotel, yet owners are able to experience all this while still being nestled into the hillside overlooking North Frigate Bay.
Beachfront Clubhouse: a spacious beachfront clubhouse with open-plan restaurant and poolside bar will be located in the centre of the resort fronting the beach with 180 degree views of the Atlantic Ocean. A separate suite will be located behind the Restaurant to cater for special events. The Clubhouse, with a restaurant on the ground floor, will be centrally located, for guests’ convenience. The Beach Club menu will offer a delicious array of fresh entrees prepared with local ingredients.
Health and Fitness Centre: the recreation centre will offer a convenience store and a small gym. Two all-weather, floodlit tennis courts will be located adjacent to the recreation centre.
Concierge: to ensure stress-free ownership, St Kitts real estate resort Ocean’s Edge will establish a concierge and housekeeping service to maintain warm cordial relations with owners frequenting the establishment. Ocean Edge’s concierge will not only be highly educated and knowledgeable about the amenities at this St Kitts real estate resort, but will be able to make recommendations to owners in any number of special circumstances regarding Saint Kitts & Nevis and island activities.
Management
A resort operator will administer and manage property rentals within this Saint Kitts real estate resort. In exchange for a share of rental revenue the management company will market the resort, take reservations, operate the front desk, maintain the Caribbean properties and provide the services which guests expect such as housekeeping, concierge and catering. After deductions for management and marketing costs, any net rental income for each property will be paid to its owner at regular intervals.
Apartments
The St Kitts real estate at Ocean’s Edge comprises 62 one and two bedroom beachfront apartments, 18 two bedroom beachside apartments, 153 one, two and three bedroom hillside apartments, 148 poolside residences and 46 hilltop plots for private, bespoke villas.
Building height will be restricted to three levels and many properties will have uninterrupted ocean views. Construction is well underway and the handover of the first properties took place in July 2008.

Beachfront apartments: nine apartment buildings consisting of studios and two bedroom apartments, all situated with a beachfront location. Blocks 7, 8 and 9 (all sold) consist of studio apartments over two floors. Blocks 1 to 6 will comprise two bedroom apartments over three floor – not yet released.
A total of 62 beachfront apartments built within yards of the beach all with fabulous views of the ocean and all within easy access to the Clubhouse, Beachfront Restaurant and the resort’s main swimming pool.
Beachside apartments: these three apartment buildings will be located immediately adjacent to the beach. Buildings 1 and 2 will enjoy oblique views to the ocean, while building 3 will have absolute beach frontage. Each building will be three storeys in height and consist of two large 2 bedroom apartments on each floor. Each apartment in building 3 will have a private spa pool – TO BE LAUNCHED IN PHASE 4.
Hillside apartments: located along the hillside, There will be a series of 40 buildings, housing one, two and three bedroom apartments. These buildings shall be two and three floors in height, with each floor consisting of either two x 1 bedroom apartments, one x 2 bedroom apartments or one x 3 bedroom apartments.
All apartments are spacious, with broad terraces for luxurious outdoor living. The larger 2 and 3 bedroom Hillsides have private spa pools. The elevated hillside location of these apartments affords panoramic ocean, golf and mountain views from both upper and lower units.
Poolside residences: the Poolside Residences have now been launched and will make up part of the Hotel Residence area. These superb studio suites will have lovely garden, swimming and ornamental pool views. They are situated in blocks of ten or fifteen apartments with two or three levels and are well designed with spacious balconies or terraces.
They are an excellent buy for providing a rental income with long term rentals available in the interim period prior to the completion of the resort facilities. From that time, vacation rentals will take over with a shared income for owners.
Villas: the 46 villa plots are located on the resort’s highest ground offering some of the most breathtaking views on the island with some plots commanding views of both the Atlantic Ocean and Caribbean Sea. With a choice of three or four bedrooms, each villa will feature an extensive terrace, an infinity pool and a stunning panorama of ocean and coastal views from an altitude of up to 300 feet above sea level.
